  1. Walk-throughWe walk the house with you, top to bottom, and talk through your timeline and what the family wants to keep.
  2. Sort and priceEverything gets sorted, researched, and priced to today's market.
  3. Stage and photographRooms are staged like a shop, and the whole sale is photographed so buyers know what's there.
  4. AdvertiseWe get the sale in front of the buyers who follow estate sales on the west side.
  5. Run the saleWe staff the sale from open to close and keep the house secure the whole time.
  6. Settle upYou get a clear settlement statement with every sale.

When can you run a sale?

Our first estate sales are planned for 2027. Call, text, or email now to get on the list, and we'll reach out as dates open up.

How do I know if there's enough for a sale?

Tell us a little about the house and what's in it. We'll give you a straight answer on whether a full sale makes sense or whether another option fits better.

How do you decide what things are worth?

We price from what similar pieces have actually sold for recently, not from guesses or old price guides. Selling on eBay every week keeps that knowledge current.

Can the family keep some things?

Of course. Set aside anything the family wants before the walk-through, and we'll keep it out of the sale.

What if we live out of town?

Let us know when you call. We'll talk through how to keep you in the loop from start to finish.

What does it cost?

Our commission and payout terms will be posted here before the first sales in 2027.

What happens to things that don't sell?

That's your call. Donation or back to the family. We walk you through the options and you decide.
